Another great quarter is in the books for Downtown St. Pete.  In the past three months we’ve learned of numerous new projects proposed for the area, seen significant progress on developments currently under construction, and even saw a few projects reach completion.

As home prices continue to rise in popular neighborhoods, such as the Old Northeast, other communities on the outskirts of downtown are beginning to heat up, especially Historic Kenwood and the Grand Central District.  This quarter saw the introduction of Uptown Kenwood, a 69-unit townhouse community, proposed for 13th Ave North.  Also rising in Kenwood are affordable housing communities Burlington Place, which is nearing completion, and Burlington Post, which will begin construction in the next few months.

Over in the EDGE District, as construction finishes up on The Arlington townhomes, site preparation has commenced for another 34-unit townhome community called The District on 9th, which will begin selling soon.  Land was also recently cleared at the future location of Skye333, adding ten more townhomes to the EDGE District.  

In the Innovation District near USF St. Pete, residents have started moving into The Salvador’s 74 condominium units.  Additionally, Bayfront Health was recently announced the tenant in The Salvador’s ground-level retail space.

Just off of Beach Drive at 176 4th Ave NE, Bliss finished up construction and started moving residents into the tower’s 29 condominium units.  The retail space on the ground floor of Bliss was bought by Lisa Wannemacher and Philippe Berriot, owners of Cassis American Brasserie on Beach Drive.

Work continues on ONE St. Pete and a Hyatt Place hotel being built on the same block at 100 1st Ave N.  The 41-story condominium tower has now eclipsed the 20th floor and exterior paint is being applied to the Hyatt Place.  Over 70% of ONE St. Pete’s 253 condos are reserved.

As for commercial real estate, Downtown St. Pete’s second Publix location is now open for business at 725 1st Ave South.  Across the street, work continues on the 1st Ave S retail building that will contain an Orangetheory Fitness and other yet-to-be-announced tenants.
